Commercial process

Our Process
01. Consultation
We start with a discovery call on the phone or via video call, followed by an in-person design consultation. This initial stage is about understanding what you’re looking to achieve, your aspirations, and the atmosphere you wish to create along with important information about the project. After gathering this insight, we'll present you with a tailored fee proposal. Once accepted, we proceed to the next stage.
02. Concept Design
We explore initial ideas through mood boards, space layouts, and preliminary sketches. At this stage, we want to understand what resonates with you and encourage you to share images and ideas. This helps us define the overall aesthetic, spatial flow, and character of your project. Once we have presented the options, we will refine any areas based on your feedback and arrive at a clear direction aligned with your vision.
03. Design Development
Here, your approved concept evolves into detailed plans. This includes CAD floor plans, elevations, lighting layouts, electrical plans, and specifications for any bespoke items. We finalise layouts for key spaces, wall finishes, flooring, and other carefully selected materials. We then meet to present all of the materials and finishes in person.

What commercial projects does TXTURED design?
We work across hospitality venues, retail environments, high-end office interiors, concierge and amenity spaces, show homes, and large-scale residential developments. Our commercial work is defined by the same principles as our residential practice: considered layouts, layered materials, and a clear sense of atmosphere. We are particularly experienced in luxury hospitality and developer-led residential projects.
How does the commercial design process work?
We begin with a brief discovery call, then a site consultation. Once the scope is agreed, we issue a tailored fee proposal. From there: concept design, design development, technical drawings and specifications, procurement and project management, construction oversight, and final installation. We act as your single point of contact throughout - coordinating contractors, tracking deliveries, and ensuring the specification is delivered exactly as designed.
Can TXTURED integrate our brand identity into the design?
Yes. We offer brand integration as part of our commercial service - shaping how a space communicates your identity through material choices, spatial storytelling, signage, and environmental graphics. We can work with an existing brand or develop a visual identity from scratch, ensuring every design touchpoint is coherent and intentional.
Do you work with property developers and housebuilders?
Yes - we have worked with developers including Renaker on residential and amenity spaces in Manchester. We understand development timelines, the importance of aspirational show home presentation, and how to create interiors that both sell a lifestyle and hold their quality over time. We are experienced in working at pace without compromising on design resolution.
How do you manage procurement and the construction phase?
We manage all procurement directly; placing orders, liaising with suppliers, tracking deliveries, and coordinating with the main contractor. A detailed programme of works ensures everything arrives on site at the right moment. We provide full documentation and spec sheets and maintain oversight throughout construction so that what is built precisely reflects what was designed.
